Residential Noise Surveys London
Applying for planning permission for a new or change of use residential development? Are your dwellings near a noise source such as a busy road, railway line, industrial premises, or entertainment venue? Does your residential development have mechanical plant?
You’re likely to require a residential noise assessment and noise survey for your planning application. Residential noise assessments in accordance with BS 8233, the ProPG, WHO guidelines and BS 4142.
Noise Surveys for London Residential Developments
A residential noise survey and assessment can be an essential part of a succesful planning application for residential developments in a noisy urban area like London.
The aim of a noise survey is to quantify the baseline noise environment at the proposed site and surrounding area. With this information, the potential noise impact on the future occupants of a residential dwelling can be assessed. It is critical that noise levels are controlled to an acceptable level both internally and externally, to provide comfortable living and sleeping conditions. And we also need to ensure that a new residential development doesn’t create a noise impact on existing residents and sensitive premises in the area.
All of this is critical in dense cities such as London!
What is the purpose of a Residential Noise Survey?

Protect the amenities of future occupants
In situations where residential buildings are to be built in high noise areas, we need to make sure that design considers the need to mitigate noise and meet suitable internal noise targets in bedrooms/living rooms, and externally in gardens, as specified by BS 8233 and the ProPG, guidelines commonly referenced in local planning policy.

Protect existing properties in the area
Large scale residential developments can create noise through the installation of mechanical ventilation systems. It is important that noise generated by this plant is controlled and does not create an adverse impact on existing neighbours. We may also need to consider temporary construction noise impacts, particularly in central London.
How can our London based Noise Consultants help?

Baseline Noise Surveys
We can get to sites all around the UK and conduct noise surveys spanning several days, with minimal fuss and a quick lead time. We could be at your site in 2-3 days.

Noise Modelling and Comprehensive Calculations
If we could only use on word to describe our approach to noise assessments, it would be 'comprehensive'. We produce 3D noise mapping of new residential developments in order to fully assess the sound reduction requirements of the building envelope, facade by facade, floor by floor. Our attention to detail leads to a robust assessment, but also one that is cost effective for the developer, avoiding over specificed constructions.

Robust Noise Assessment Reports
Our noise assessments are highly detailed, but also structured in a way which is easy to follow. Our reports tell a clear story which instills confidence with the Environmental Healh Officer (EHO) at the local council.
London based Experts in Residential Noise Surveys
ParkerJones Acoustics consultants are experienced in providing acoustic consultancy support to residential developments across London and the South East, from our office in Holborn, Central London.
We work on all sizes of residential development, from single dwellings through to multi-storey buildings with hundreds of apartments. This includes refurbishments/change of use as well as new build.
We know exactly what it takes to get a noise assessment through the planning process without a hitch, and we go out of our way to make sure this is the case. This is particularly important in London, where local council requirements can be more stringent than other areas of the country.
Our experienced noise surveyors and consultants can turn around high quality noise assessments within a few days.
So if you have a residential development, and particularly if you have a planning condition which referenced BS 8233, the ProPG, PPG24, or BS 4142… give ParkerJones Acoustics a call, where you’ll get a fair and honest evaluation at a competitive price, wherever you’re based.
The aspects of a Residential Noise Survey in London
Noise Impact on Future Occupants of the Proposed Residential Development
Is the noise climate acceptable for future occupants? Can we control noise ingress into the building and in gardens/patio areas?

Operational Noise Impact on Existing Residents
Will noise from our residential development once operational adversely on existing properties in the area? Can we control noise from mechanical ventilation plant?

Construction Noise Impact on Other Developments
Dos the temporary impact of construction noise need to managed if the residential development is in a dense urban area? Particularly important in London!

Guidelines for Residential Noise Surveys used in London

BS 8233:2014 ‘Guidance on Sound Insulation and Noise Reduction for Buildings’
This is the most commonly referenced guideline in local planning policy and planning conditions. The guidelines suggests appropriate criteria and limits for different situations. This includes internal and external noise criteria for residential developments.

The Professional Practice Guidance on Planning and Noise (ProPG)
The ProPG, published in 2017, is a design guide for new residential development that are exposed predominantly to airborne noise from transport sources. It is considered to be the most relevant and up to date design standard for assessing the noise impact on new residential developments.

The Acoustics Ventilation and Overheating (AVO) Residential Design Guide
The recently published AVO guidelines recommend an approach for “good acoustic design” as described in the ProPG. The AVO guide gives considerably more detailed guidance than other noise guideline documents regarding the impact of noise ingress under overheating conditions.

WHO ‘Guidelines for Community Noise’
Also commonly referenced within local planning policy, the Guidelines for Community Noise sets out guidance as to noise levels at which there will be an unacceptable impact on residential dwellings. This guidance considers many different types of noise sources.

BS 5228 ‘Code of practice for noise and vibration control on construction and open sites – Part 1: Noise’
The go to construction noise guidelines with appropriate noise limits, typical noise levels from construction activites, and a methodology for predicting levels of construction noise. BS 5228 Part 2 also covers vibration from construction sites.

BS 4142:2014 ‘Methods for rating and assessing industrial and commercial sound’
If a residential development has a mechanical ventilation system, then a BS 4142 assessment will be needed 99% of the time. It is intended to be used to assess the potential adverse impact of sound of an industrial and/or commercial nature, at nearby noise-sensitive receptor (NSR) locations within the context of the existing sound environment.

The Design Manual for Roads and Bridges (DMRB)
The DMRB can be referenced for large scale developments with a lot of parking and therefore a lot of vehicle trips to and from site. The guide sets out a method of assessing the noise impact of additional traffic onto local roads on residents in the wider area.

Testimonials
"ParkerJones Acoustics recently helped us to discharge a planning condition and was very professional and accommodating. Chris (director) worked alongside us to model various window configurations of the property to establish where acoustic mitigation measures were required. This enabled our client to address matters strategically rather than simply blanketing the whole site with the worst-case scenario, in turn saving our client time and money. I would not hesitate to recommend ParkerJones Acoustics and I look forward to working alongside him soon."

"I have recently used the services of ParkerJones Acoustics to carry out a Noise Impact Assessment as part of a planning condition for an industrial development my company was building in the Scottish Highlands. From their same day quote to their equally prompt site visit and final report I have had a truly excellent service from this company, especially in comparison to some of the larger companies I have used in the past who were considerably more expensive. I am genuinely pleased to say I would have no hesitation in recommending Chris and his team at ParkerJones Acoustics to any business or individual requiring their services."
