A Part E Residential Acoustic Report is an essential part of ensuring any new residential development will meet the Building Regulations.
Controlling noise and sound transmission in a residential building is critical to health and wellbeing of its occupants. Residents need to be able to live, rest and sleep in comfort, without adverse impacts on their health, and general annoyance from being able to hear neighbours and external noise sources.
Appoved Document E of the Building Regulations contains a set of airborne and impact sound insulation performance standards. Airborne sounds include sources like TV, music, and speech. Impact sounds as you may have guessed, are impacts upon the floor, such as footsteps, chair scrapes, and dropping heavy objects.
Meeting these regulations is not always straightforward. As well as specifying a party wall or separating floor construction with good sound insulating properties, one also needs to think about flanking sound transmitting via the surrounding structure.
What is the purpose of a Residential Acoustic Report?
Achieve high levels of sound insulation from other dwellings
Meeting Part E of the Building Regulations means achieving decent levels of airborne and impact sound insulation. Nobody wants to hear the TV or arguments next door, or footsteps from the flat above. Careful conisderation of the constructions and flanking details are necessary to achieve high levels of sound insulation.
Minimise external noise ingress
A good nights sleep is reliant on keeping noise from the outside world to a minimum. Residential developments will usually have a planning condition relating to meeting BS8233, WHO, or ProPG internal noise criteria.
Limit disturbance to other developments in the area
A large multi-storey residential development typically will have external mechanical ventilation plant to support it. We need to minimise disturbance to nearby residents, controlling plant noise emissions in accordance with BS4142. Again, this is often part of a planning condition.
Control noise from building services
As well as external noise emissions, ventilation systems will generate noise internally as well. Nobody wants to hear the faint hum on an air conditioning system in the middle of the night.
